Two kinds of homes, two kinds of repair visit
Mimico is split between the condo towers of Humber Bay Shores east of Park Lawn Road and an older village of houses running back from Lake Shore Boulevard West toward Royal York Road. The towers went up from the early 2000s onward, so their appliances are compact, often stacked, and squeezed into closets. The houses were mostly built between the 1920s and the 1960s and carry full-size appliances in small kitchens and basements. Each needs a different kind of visit.
Condo towers: stacked laundry and building access
A Mimico condo tower usually has a stacked washer and dryer, or a single washer-dryer combination unit, inside a hallway closet. A stacked dryer must be lifted off the washer before the washer can be opened, so the closet needs to be empty before Wayne arrives. Condo dryers vent through long duct runs, and a blocked vent is a common reason a condo dryer takes two cycles to dry a load.
Building access takes planning. Many Humber Bay Shores towers ask that the concierge be told a contractor is coming, and some restrict service elevator use to certain hours. When you book, tell Wayne the building name, whether visitor parking exists, and any elevator rule, so he arrives with the right parts and avoids a second trip.
Older houses: full-size appliances in small rooms
The post-war houses near Mimico GO station often have a narrow kitchen with a full-size fridge set tight against cabinetry. Pulling a fridge out to reach the condenser coils takes care in a kitchen that tight. Basements in these houses hold the washer and dryer, sometimes with a gas dryer on an older supply line.
